On a $500,000 sale, that's roughly $7,500 in commission instead of $12,500 or more — real money, for what's pitched as the same full-service experience.
One correction to older write-ups, including the previous version of this page: Clever's model is no longer a flat fee. It experimented with flat-rate pricing in its early years, but the current deal is the percentage structure above. The service itself remains free for sellers and buyers to use — Clever gets paid a referral fee by the agent when a deal closes, which is how it can offer the discount without charging you anything.
You fill out a short form about your home and plans, and Clever matches you with two or three local agents, typically from recognizable brokerages like Keller Williams, RE/MAX, or Century 21. You compare their profiles, interview whoever looks promising, and either pick one or walk away — there's no obligation. The agents are conventional full-service agents handling pricing, photos, listing, showings, and negotiation; they've simply agreed to Clever's discounted rate in exchange for the referral volume.
Buyers can use Clever too, and in eligible states qualifying buyers get cash back after closing. The seller side is the main event, though, since that's where the commission savings live.
Clever makes the most sense for sellers of mid-priced and higher-priced homes, where 1% saved is thousands of dollars and the $3,000 minimum doesn't bite. On a $180,000 home the minimum effectively takes your rate back up toward 1.7%, so the savings shrink as prices fall. It's also a good fit if you don't have an agent already — you get a vetted shortlist in minutes instead of polling neighbors.
We rate Clever as one of the more honest deals in discount real estate. Unlike flat-fee MLS services that leave you doing the work yourself, you get an actual full-service agent — the discount comes out of the agent's economics, not out of your service level. The review record is genuinely strong, and the no-obligation structure means trying it costs you nothing but a follow-up call or two.
The catch is that Clever is a matchmaker, not your agent. Your experience will rise or fall entirely on the individual you're matched with, and quality varies by market — in a smaller town the network might offer you one strong agent and one mediocre one. Agents also accept these referrals at a double discount (Clever's cut plus the reduced rate), so a busy top producer may put the referral client slightly lower on the pile. Interview your matches like you would any agent, check their recent local sales, and don't feel obligated to pick either one. Used that way, the 1.5% fee is hard to argue with.
