Propertybase

Propertybase is a customer relationship management platform built specifically for real estate, with its flagship edition running on top of Salesforce. The pitch: give brokerages one system that holds their contacts, listings, and deals, wired directly into MLS data, instead of a generic CRM that doesn't know what a listing is.

The company hasn't been independent for a while. Lone Wolf Technologies, the real estate back-office software firm, acquired Propertybase in 2021, and today it's sold as 'Propertybase powered by Lone Wolf.' The old propertybase.com address now redirects to Lone Wolf's site, where the product splits in two: the full Salesforce Edition for brokerages that want deep customization, and Front Office (formerly Propertybase GO), a simpler CRM-plus-website package for teams that don't need Salesforce underneath.

What Propertybase actually does

At the day-to-day level, it's the system an agent opens to see which leads came in overnight, which past clients are due a check-in, and where every active deal sits. MLS integration means listings flow into the CRM automatically and can be attached to contacts and marketing. Lead routing assigns incoming inquiries — from the brokerage website, portals, or ad campaigns — to the right agent with follow-up reminders, and drip email campaigns keep the database warm. Because the Salesforce Edition is genuinely Salesforce, admins can rebuild pipelines, dashboards, and automations to match how the brokerage actually works, and plug into the wider Salesforce app ecosystem.

Sitting inside Lone Wolf also matters operationally: it connects to Lone Wolf's transaction management and back-office accounting tools, so a deal can travel from first inquiry to commission disbursement across one vendor's stack.

Key features

• MLS integration — listing data synced into the CRM and usable in marketing and websites.
• Lead capture and routing — inquiries from your site and portals assigned automatically with follow-up tasks.
• Email marketing — segmented lists, drip sequences, and listing-based templates.
• Salesforce customization — custom objects, workflows, and reporting in the Salesforce Edition.
• IDX websites — brokerage and agent sites that feed leads straight into the CRM.
• Reporting — pipeline, source, and agent-performance dashboards for managing a team.

Who it's for

Brokerages and established teams, clearly. The Salesforce Edition assumes someone will administer it — configuring workflows, managing users, keeping the data clean. A solo agent wanting a simple follow-up tool is the wrong customer here and will be happier with Follow Up Boss or a portal-provided CRM.

Pricing

The Salesforce Edition is listed at around $79 per user per month with a 10-user minimum, so realistically about $790 a month to get in the door. Front Office is quoted case by case. Implementation help and Salesforce admin time are the hidden line items worth budgeting for.

Our take

For a brokerage already comfortable with structured process — or one that wants to become that — Propertybase is a credible backbone. The Salesforce foundation is the honest differentiator: when the broker wants a custom referral-tracking pipeline or a dashboard nobody else offers, it can actually be built rather than requested and forgotten. The tie-in to Lone Wolf's transaction and accounting tools makes the all-in-one story more real than it was pre-acquisition.

The flip side is weight. Salesforce-based systems need care and feeding, and we've seen more than one brokerage buy this class of CRM only to watch agents quietly retreat to spreadsheets because nobody owned the setup. The 10-seat minimum prices out small teams, and the post-acquisition brand shuffle — Propertybase, GO, Front Office, redirects to lwolf.com — makes it genuinely confusing to figure out which product you're even evaluating. Budget for an admin and insist on a proper data-migration plan, or don't bother.
