SmartZip

SmartZip is a predictive analytics platform for real estate agents who farm for listings. It scores every homeowner in a chosen territory on their likelihood to sell in the next year or so — using signals like tenure in the home, equity, life-stage data, and market activity — then points automated marketing at the households with the highest scores. Instead of mailing an entire ZIP code and hoping, you concentrate your budget on the slice of it that's statistically most likely to list.

The company has been at this longer than most: it was founded in 2008 and is one of the original names in predictive seller marketing. Since 2019 it has been owned by Constellation Real Estate Group, the software holding company behind a stable of real estate tech brands, so it's a mature product rather than a startup — for better and worse.

What SmartZip actually does

You pick a territory, and SmartZip delivers a ranked list of its homeowners with propensity-to-sell scores. On top of that sits a marketing engine: branded direct mail, digital ads, and email campaigns that go out automatically to your top-scored households on a recurring schedule. The pitch is consistency — listing farming only works when the same households see your name for months, and most agents quit mailing after two rounds. SmartZip automates the drumbeat and includes a CRM to track which homeowners respond.

It's important to understand what a score is and isn't. The model identifies which homes are statistically likelier to sell; it doesn't tell you they'll list with you, or when. The product works as a targeting layer for a long farming campaign, not as a faucet of ready-to-sign seller leads.

Key features

• Propensity-to-sell scoring for every homeowner in your chosen territory
• Automated marketing — direct mail, digital ads, and email aimed at top-scored homes
• Built-in CRM for tracking outreach and homeowner engagement
• Territory data covering home values, equity, and ownership tenure
• Branded landing pages and home-valuation offers to capture responses

Who it's for

SmartZip fits established agents who treat farming as a business line: people with the budget to fund 12 or more months of marketing and the discipline to follow up on every response. Geographic farmers who already mail a neighborhood get the most obvious lift, since the scoring simply makes their existing spend more efficient. New agents on thin budgets are the wrong customer — the product needs sustained investment before it pays back.

Pricing

SmartZip is a paid subscription, not a free tool. Pricing is quoted per territory — bigger, more affluent farms cost more — and it's sold on annual contracts. Read the renewal terms before signing: complaints about auto-renewal and cancellation friction come up repeatedly in reviews and BBB filings, so diarize your renewal date the day you sign.

Our take

We think the underlying idea holds up. Some homeowners really are far more likely to sell than others, the signals are knowable, and concentrating a farming budget on them beats blanketing a ZIP code. Agents who commit for a year and actually work the responses do report landing listings their competitors never saw coming.

Our reservations are about the wrapper around the math. Predictive scores are probabilities, and a chunk of your top-scored homes will never list — if you expect lead-gen-style instant results, you'll churn out disappointed and out several thousand dollars. The annual contract compounds that risk, and the cancellation complaints are frequent enough that we'd treat the renewal terms as a real factor, not fine print. Buy SmartZip if you're funding a patient, year-long farming campaign; skip it if you need closings this quarter.
